Deeds – What are They?
A deed is a legal document frequently used to formally transfer ownership of real estate. It can add new owners or remove old owners or do both. Sometimes it is prepared to update or correct an owner’s name, the legal description of the real property or change the type of interest the owners have in the property. Once the deed is prepared and signed in front of a notary public, it is usually recorded at the county recorder in the county that the property is located, making it a public record. There’s no need for you to take time to go to the recorder’s office and stand in line to get it. Usually we will have your new deed and the corresponding documents prepared and notarized while you wait. Many of our clients have their deed prepared without coming into our office. Send us the information via fax or email. After a quick credit card payment over the phone, we will have your new deed in your email usually the same day.
Our Deeds Include the Preliminary Change of Ownership Report & Notary
Aside from your deed, the county recorder requires additional information to complete the recording. This information provides the government data they require to track real property transactions. All deeds must also be notarized to be acceptable for recording. Just Document Preparation always includes notary service as a courtesy. Because of our experience and efficiency, most clients leave our office with their completed deed and can go straight to the County Recorder to record in the same day.
